It was a nightmare getting the room codes and opening the hotel; there was no one there, so we had to make international calls using only an iPhone. Luckily, an American helped us; it took an hour, so stressful! 😱 The room itself was great, with a large bathtub and a good breakfast, which was a shame.

Never again! A complete disappointment – ​​stay away from this hotel! I can only strongly advise against booking at the All Seasons Inn in Groveland. Our experience was frustrating from beginning to end and absolutely not what you expect from accommodation – especially not at this price. • No reception, no one on site: Check-in required contacting the hotel by phone – an excessively long and unnecessarily complicated procedure because the woman on the phone bombarded us with information for minutes instead of simply giving us the room number and code. • Stuffy, hot rooms: The building was extremely hot, especially in the entrance area. The air conditioning in the first room didn't work, and the window couldn't be opened – it was literally unbearably hot (feels like 40–50 degrees Celsius). • Room change necessary: ​​Only after another phone call were we allowed to move to a different room with a balcony. They could have given us that directly. • Unfair billing: A higher amount was charged to our credit card than agreed upon – without any prior consultation. Multiple attempts to contact them afterward were ignored or even dismissed with a wordless hang-up. • False claims: They claimed we stayed longer, which is simply untrue. The house is under video surveillance – they could have easily checked. • Non-existent service: Coffee and tea in the common area weren't replenished, fruit was moldy, and candy was expired – clearly, no one cares anymore. • General impression: The entire house feels neglected, run-down, and is apparently being sold anyway – which is unfortunately quite obvious. Conclusion: This was one of the worst accommodations I have ever experienced. Poor service, no hospitality, no goodwill – a complete disappointment. Nothing about it was right.

Warning – Do NOT book this place! We stayed at The All Seasons Groveland Inn in June 2025 – a complete disaster. Our original room was uninhabitable (broken AC and heating). We agreed to pay a $88 upgrade for another room, but they charged $270 without our consent. Despite multiple emails and phone calls, no refund, no apology – they even hung up on us. Breakfast was included in the booking, but never provided. Highly unprofessional and dishonest! The property also appears to be for sale, which might explain the lack of care or responsibility. Bottom line: Avoid this place at all costs!

I can fully agree with the most recent reviews. Unfortunately, we booked this property well in advance and didn’t think to check the latest feedback before our trip—which we now regret. This was by far the worst experience we had during our trip. I would caution against relying on the positive reviews on Expedia or Google—while the property may have been good in the past, that is no longer the case. The check-in process was unnecessarily complicated and frustrating. We were required to make an international phone call, which cost us €20, even though the property is equipped with a fully functional video intercom system—through which we had already contacted the host—or could have easily facilitated a message-based check-in. Only two door codes and the room name were needed, making the entire process unnecessarily complicated. The host refused to check us in without a phone call, which was made even more difficult by the poor mobile network coverage in the area. Ironically, the entire property is under video surveillance, so the host could clearly see our location in the common areas. We were also told, "We operate only in English," despite speaking English throughout our interaction. After check-in, the host’s question “Is the room clean?” struck us as unprofessional and inappropriate coming from someone managing guest accommodations. The room itself was disappointing. The window could not be opened, toiletries appeared to have been used previously, and the only item available for showering was hand soap. While the inclusion of a hairdryer from the 1875 was somewhat amusing, it was not suitable for practical use. It’s worth noting that the property is currently for sale, which may explain the lack of care or attention to the guest experience. Based on our stay, we cannot recommend this accommodation.
